Common questions
When does PMI go away?
On most conventional loans PMI can be removed once you reach roughly 20% equity, either by paying down the balance or through appreciation with a new appraisal. FHA loans usually carry mortgage insurance for the life of the loan unless you refinance.
Why are New Jersey taxes such a big part of the payment?
NJ property taxes are among the highest in the country and vary sharply by township. Two similar homes in different towns can differ by hundreds of dollars a month, so always price the tax bill, not just the list price.
Do I need 20% down?
No. Conventional loans start at 3%, FHA at 3.5%, and VA and USDA can be 0% for eligible buyers. New Jersey also offers down payment assistance for qualified first-time buyers.
Is flood insurance included?
No. If the home sits in a FEMA flood zone — common in shore communities — budget separately. I can pull the flood zone for any address before you make an offer.
